Help
Below you will find a list of frequently asked questions with answers. If you have a question that is not
answered below, please contact us.
FREE Service
Q: How are we a free service to tenants?
A: Landlords pay us to find them qualified tenants.
Addresses
Q: Why are there no addresses given for the actual apartments?
A: We pride ourselves on being able to update every community's special on a daily basis or even more often. That is what makes us different than any other tool you may have in finding a place to rent. Two specific reasons. 1. Prevents people from driving by rentals day or night disturbing residents and neighbors. 2. Prevents potential tenants from going around us and approaching the property directly and not getting the same offers we advertise and complaining to us afterward. We are unable to intervene after point of contact has been made. Make an appointment with us, go to visit the property with us, and you'll get the deal we advertise, maybe even better!
Application Fees
Q: Do we charge application fees?
A: Sometimes we do for private owners. Sometimes our communities do. We encourage you to only apply to one property after you have decided on the one you like.
Bad Credit
Q: If I have been evicted from a rental property, can I still get an apartment?
A: No.
Q: Can people with foreclosures on their credit report get an apartment?
A: With one, the answer is usally yes. Multiple ones and other credit factors may prevent you from being accepted.
Criminal Backgrounds
Q: What background issues could prevent me from renting?
A: Most, if not all of our communities will not accept an applicant who has felony, and/or misdemeanor charges related to drugs or violence on their record.
Fair Housing
Q: Do we rent to anyone?
A: Anyone who qualifies for the apartment's criteria is the kind of person we want to work with. We observe fair housing laws and don't get paid unless the person leases from the community. We want to find you a new home and don't discriminate. Not only does discrimination make no sense, it makes us no cents!
Creating and Managing Ads
Q: Do I Have to Register to Create Ads?
A: Yes. Only Florida licensed real estate agents who hang their licenses with Dave Roberts Rentals Inc. may place apartment ads.
Privacy
Q: What is your privacy policy?
A: See Privacy Policy for details.
Troubleshooting for our agents
Q: "I cannot get into my account. When I log in I get the successful log in and hit my account, then it re-routes me to log in again."
A: The customer will have to set his/her browser to allow ?cookies? because their security controls are too stringent.
In IE it is under ?Tools? ? ?Internet Options? ? ?Privacy? ? Here the customer can do 1 of 2 things?
1. Relax (lower) his privacy settings. ? or ?
2. Select ?Advanced? and in the pop-up window click on ?Override automatic cookie handling? and click on ?Always allow session cookies?.
Q: I created an ad, but it does not show up in search results. Why?
A: You need to run your ad. Go to My Account and click on Run ad to the left of the ad you wish to run. By clicking Run, a web dispatcher will be notified, review your ad, and post it usually within a few minutes or hours.
Q: How come my pictures don't display?
A: They must be in .jpg (jpeg) format. Any other format, including .gif will not be accepted since they can slow the loading of the website for everyone. To fix this, you can take your pictures that are in other formats and resave them just by placing .jpg after the name. Ex. Open 'your pic', then Save 'your pic' as 'your pic.jpg'.
